For a perfect getaway experience, this duplex apartment located in Costa del Sol, near Estepona offers a luxurious retreat with high-speed internet and air conditioning. The three double bedrooms (two with a double bed, one with two single beds) and three bathrooms provide comfortable and spacious accommodation. The living room has a dining table and the fully equipped kitchen is fitted with a fridge with freezer, dishwasher, washing machine, induction hob, microwave, oven, coffee machine, and kettle. There are three balconies and a rooftop solarium with a hot tub, offering stunning views of the mountains, sea and surrounding area. On the urbanization, there are six swimming pools, including one two-level pool with a lifeguard in the summer season, as well as a parking space in the underground garage. Guests have access to an iron, ironing board, vacuum cleaner and hair dryer, and there is a grocery store and restaurant within a 5-minute walk. Malaga airport and Gibraltar are both within an hour’s drive. Perfect for relaxation, recharging and exploration, this apartment is ideally placed for enjoying the beaches, promenade, tapas and sangrias in the local restaurants, and the nearby world-class golf courses, such as Finca Cortesin, Santana and Torrequebrada.
1. Check-in and Check-out: a. Guests must check-in during the designated check-in time. Early or late check-ins must be requested in advance and approved by the host. b. Check-out time is strictly enforced. Guests must leave the premises by the designated check-out time unless otherwise arranged with the host. We conduct face-to-face check-ins, so please inform us of your arrival time as early as possible. We allow a maximum 30-minute window for tardiness from the declared arrival time. If you exceed this 30-minute window, we cannot guarantee your check-in at that time and may need to reschedule it. Late check-in is possible for an extra fee of €50 in cash.
2. Guest Limit: a. The maximum number of guests allowed to stay in the apartment is stated in the booking details. This limit must be respected at all times. b. Additional guests are not permitted unless approved by the host in advance. Such approvals may involve additional charges, which will be clearly communicated.
3. Noise: a. Excessive noise is strictly prohibited, especially between the hours of 10:00 PM and 10:00 AM, to maintain a peaceful environment for all guests and neighbours. b. Loud music, parties, or any behaviour causing disturbance will result in immediate eviction without a refund.
4. Smoking and Substance Abuse: a. Smoking or vaping is strictly prohibited inside the apartment. Guests who smoke must do so only in designated outdoor areas and dispose of cigarette butts properly. b. The use, possession, or distribution of illegal substances is strictly prohibited within the premises. Any guests found engaging in such activities will be reported to the authorities and immediately evicted without a refund.
5. Damages and Breakages: a. Guests are responsible for any damages or breakages caused during their stay. Please report any accidents or damages to the host immediately. b. Guests will be charged for the cost of repair or replacement of any damaged items, as assessed by the host. c. Kindly show consideration for our bathing towels and refrain from using them to remove makeup or excess sun oils/cream. Kindly refrain from laundering our bath and beach towels in the same wash.
6. Respect for Property and Appliances: a. Guests are expected to treat the premises and all provided amenities with care and respect. b. Any appliances, furniture, or equipment must be used according to their intended purpose and returned to their original condition after use.
7. Cleanliness: a. Guests are required to maintain cleanliness throughout their stay. This includes tidying up after themselves, washing dishes, and disposing of garbage appropriately. b. Failure to maintain cleanliness may result in additional cleaning fees as determined by the host.
8. Pets: a. Unless stated otherwise in the listing, pets are not allowed in the apartment. Guests found to be in violation of this rule will be subject to immediate eviction without a refund.
9. Security and Safety: a. Guests are responsible for their own safety and security during their stay. Please ensure that all doors and windows are locked when leaving the premises and take necessary precautions to secure personal belongings. b. Fire hazards, including candles, open flames, and fireworks, are strictly prohibited within the premises. c. If you accidentally lock the keys inside your apartment, there will be a charge of €50 for unlocking the door. If you lose the keys the fee is 150 euro
10. Parking and Outdoor Areas: a. Guests must follow parking instructions provided by the host. Parking in unauthorized areas or blocking other vehicles is not permitted. b. Guests must respect the outdoor areas and abide by any restrictions or guidelines specified by the host.
11. Compliance with Local Laws: a. Guests must comply with all applicable laws and regulations, including but not limited to noise ordinances, traffic rules, and waste disposal guidelines. b. Any illegal activities will not be tolerated and will result in immediate eviction without a refund.
12. Communication: a. Guests are encouraged to communicate with the host promptly regarding any questions, concerns, or issues related to their stay. Failure to comply with any of these rules and regulations may result in immediate eviction without a refund. By booking and staying in our apartment, guests agree to abide by these rules and regulations as well as any additional guidelines communicated by the host. Please note that these rules and regulations may vary depending on the specific terms and conditions set by the host. Guests are advised to carefully review and adhere to all instructions provided by the host to ensure a pleasant and enjoyable stay.
13. Long Stays Please note that between October and May, if minimum stay of 28 days is required for some properties. High-speed internet access is included in the rental fee, though electricity and water bills must be paid at the end of the stay. Electricity consumption is monitored in real-time. A refundable guest deposit of €700 is also required, which can be paid by card, cash, or bank transfer. There is a cleaning fee of €260 if your stay is over 28+ days. You will be provided with a cleaning every nine days. Please be advised that we cannot assume responsibility for any disturbances resulting from ongoing construction activities nearby during your stay, including noise disruptions, as well as any potential water shortages or electricity outages.
